The phenomenon gained popularity first in California, where many new trends seem to begin. With one of the highest foreclosure rates in the nation, many people are choosing to Walk Away from their properties when other alternatives to stop foreclosure have failed. an analysis of the situation reveals that many are regarding the choice as a “business decision”. Property values have fallen so much and so fast that many homeowners feel they have no better alternative. Many owe far more on their mortgage than the home is worth in today’s depressed market.

In the past, homeowners who were feeling a financial squeeze simply went to their private ATM – their Home Equity. Now that the ATM is out of money (all of their equity has evaporated), they must find another solution. When credit was easy to get and home values were appreciating, many would simply refinance and pull cash-out to payoff bills. that is no longer an option for people who are “upside-down” in their home. this means that they owe more on the mortgage(s) than the home is worth.

The mortgage business has changed dramatically in the past year. until last summer, about 75% of loans were for refinances. The majority of those loans also included cash-out which people used to pay-off credit cards, other loans, and other expenses like college or home improvement projects. Now that the value of their property has dropped so much, refinancing is no longer an option for many families.

For people who have lost their jobs or seen their income reduced, this creates a huge problem. To make matters worse, the cost of even basic necessities keeps rising. The price of oil is now over $130 per barrel and we are on the brink of $4 per gallon gas. Even a trip to the supermarket costs a lot more than before.

Even people who have always paid their bills on time are finding it difficult to qualify for a loan. The biggest problem is that they have little or no equity in their property. and with today’s tightened lending guidelines, many programs that offered up to 100% financing are gone. They are faced with the reality that they need to sell their home and buy something less expensive. but even that can be difficult or impossible. It can take a year or longer to sell a home in today’s market. Those that are selling are usually discounted heavily. Add in the Realtor’s commission, closing costs, and moving expenses and it just doesn’t work. Where does the money for the down payment on another house come from?

This scenario is common here in Michigan, where many workers have lost their jobs or seen their income plummet. The trickle-down effect is hurting virtually all businesses across Michigan and much of the nation. As a result, we continue to see foreclosures rising at an alarming rate.

What do you do when you can no longer afford your house and refinancing or selling won’t work? Many are deciding that it is best for them to walk away in order to cut their losses. Let’s say, for example, that someone bought a house 3 years ago for $180,000. In today’s market, that same house may only be worth $130,000. If the owner put 10% down and took a mortgage for the balance, then they still owe close to $162,000. how long will it take for the property value to bounce back? No one knows for sure, but the experts are predicting that values in many areas will continue to fall for the next year or two. For someone who can’t afford their mortgage now, it makes no sense to struggle to make a payment on a house that is worth less every day.

For many people, walking away is a business decision. They have to do what is best for their family. this is something that businesses do all of the time. Auto companies, airlines, banks, and businesses of all types close facilities and make cuts to survive. Remember, the banks and mortgage companies made a lot of money making risky loans. anyone who had a pulse could get a mortgage, often without proving their income or putting any money down. Now that the economy is in a recession, they are faced with a record number of foreclosures. Whose fault is it? much of the blame falls on the lenders whose job it is to manage the risk. They made a business decision to make these loans because they were very profitable. Executives received their huge bonuses. Stockholders also reaped their rewards. Now, though, many homeowners are making a “business decision” themselves. It’s called walking away and it is being done to cut their losses. Just like the auto companies and banks do.

The rules and playing field are so different today. I started to do research on foreclosure law 4 years ago and have now educated myself to the degree that I know more about the foreclosure process than most attorneys do. I also belong to 3 Real Estate Investing Associations that have taught me a lot about working with people facing foreclosure. There is a company in California called You Walk Away (youwalkaway.com) that I researched. They assist people in foreclosure that will be walking away by providing education, legal assistance, and credit repair. The cost of their program is $995. The company has been featured on ABC News, Good Morning America, CNN Money, The Wall Street Journal, The New York Times, The Washington Post, Bloomberg, and more. despite all of this publicity, I had never heard of them before! Perhaps that is because they primarily work in California, Nevada, and Arizona. I searched the internet to find a similar company in Michigan, but could not locate any. There are lots of companies that promise to “Stop Foreclosure”, but none with this unique business plan.

Opinions on homosexuality and government intervention..anyone?

So, I have a philosophy final tomorrow and half of it is a "take home" essay. I wouldn't usually do this, but I'm having a bit of trouble putting it together and was hoping I could get some input and personal opinions, so that I know I'm covering all areas of argument. I know Yahoo has intelligent people. Any reply would be appreciated. Thanks.

Plank # 6 of the 1972 Gay Rights Platform demands "Federal encouragement and support for sex education courses, prepared and taught by gay women and men, presenting homosexuality as a valid, healthy preference and lifestyle as a viable alternative to heterosexuality." Richard Mohr and the GLMA support this demand, but John Finnis and John Diggs Jr. do not. On your view, should the government concede to this demand, or not? Present your case for your view. in doing so, be sure to interact with at least one or two objections from the opposing side.

Premise 1:
The disintegration of oneself is bad.
-Among other things, it fails to achieve a real common good.

All sexual activities outside of heterosexual marriage lead to the disintegration of the self.
Conclusion:
Therefore, all sexual activities outside of heterosexual marriage are bad.

Argument #2:
The Argument from Intrinsic Aptness
Premise 1:
The exclusive, open-ended commitment of marriage is something good in itself.
Premise 2:
Sexual intercourse is intrinsically apt to actualize and give expression this good thing.
Premise 3:
The promotion of and engagement in homosexual acts is in standing opposition to the goodness of marriage and the aptness of sexual intercourse to achieve this good end.
Conclusion:
Homosexuality is not a morally acceptable way of life.

Richard Mohr's Case for the Moral Permissibility of Homosexuality

Premise 1:
Since popular opinion and custom have changed over time and in various nations, neither can ground moral condemnation of homosexuality.
Premise 2:
Religious arguments are insufficient bases for public policy.
Premise 3:
Arguments from "unnaturalness" are without rational force.
Premise 4:
Attitudes about childbearing and information about non-human animal behavior are no help in the debate.
Premise 5:
Legitimizing homosexuality will improve society.
-States with sodomy laws do not seem to differ from states without them.
-De-stigmatizing homosexuality and legalizing gay marriage frees gays to pursue stable relationships and their own flourishing.

This is a classic example of a fallacy of debate called "reduction to the absurd"–taking a fairly logical situation and claiming it will lead to a ridiculous, yet supposedly logical, extreme. such claims do not bolster your argument; they weaken it.

They should also include other forms of sexual fantasies such as bestiality if they are going to include homosexuality. Premise number 5 "Legitimizing homosexuality will improve society." is an opinionated statement, the reasons given are all opinion.

Pathetic arguments.

homosexuals should be able to marry if they want that is called freedom! but at the same time churches shouldnt be forced to conduct services they see as wrong…that takes away their freedom….

morals are NOT the federal governments business whatsoever.

As far as I'm concerned, making homosexual unions illegal is a religious issue.

We live in a country with a separation of church and state.

The state cannot pass laws to control which religion you belong to, and therefore has no power to determine which religious practices its citizens abide by.

I have been told to never end or start a paragraph with a quote. the formula I have been taught to write a paragraph using is the SEX2E method.
S – statement. state your thesis or argument
EX – expansion. expand on your thesis and give more information.
EX – example. Here you can insert your example or quote.
E – effect. What is the effect of your thesis?

Preventing homosexuals from the right of union by marriage is wrong. they are human beings too, law should never interfere with who a peron wants to get married to.

Well, I got drafted into the army in the late '60's and since then I've been taking care of ex wives and kids. So I can't really relate. but I can say, if one female wants to experierment with another female, I don't see anything wrong with it. Guys, well, that's different. Gay guys have a problem with genetics I think. they were somehow born with too many female hormones or something like that. My brother is gay, and has been with David for over 25 years now. I don't understand it, because he divorced a WAY hot girl named Patsy to get with this guy. Of course, she fled to me, and we had an affair for a year or so. That was back in the '80's. I don't know what is right or wrong with gay, but I know that when wars are going to occur, like 20 years down the road, the male birth rate increases huge. like God already knows when we need more men for battle. It sounds crazy, but it is recorded history.

I’m an iPhone developer. it can be an exciting job: there are always puzzles to solve, you meet a lot of clever people, you’re always working late and shipping yesterday—but it can quickly start to feel like a grind. How many interactive corporate brochures can a person make before starting to wonder whether technology really has the power to change the world?

That’s why I’m so excited about the project I just finished working on: today’s update to the Organizing for America iPhone app, which gives volunteers everything they need to go door to door talking with people about what’s important to them.

The app takes the usual unwieldy accouterments of canvassing—the pen and paper, clipboards, and lists of voters—and puts them all on your mobile phone. it lets you connect with real people wherever you are and whenever you want. it gets rid of the time-consuming process of assembling lists of houses and entering data, and makes it easier for people on the ground to focus on the things that matter: the one-on-one conversations with your neighbors. (And it makes for a pretty exciting video, too.)

For me, this is exciting in a way software seldom is: it’s technology that affects the real world, that can change the lives of the people who use it and those around them. this is why I’m a programmer.

Most importantly, I think it could have the ability to bring a little spark back to the lives of those who have become jaded by the current political scene. too many people have become disenchanted with the idea that politics can change the world for the better. In a time when moving forward can seem too difficult to bother, this old-fashioned activity—talking to neighbors about their hopes and concerns—might help remind us that change and connection can still happen. OFA volunteers are already out there knocking on doors—more than 200,000 just last weekend—and now it’s easier than ever to join in.

My favorite Obama slogan was always “we are the change we have been waiting for.” we all still are. get out there. Talk to your friends, to your neighbors, to strangers. that change and energy is still all around us, even if it can be sometimes a little hard to see. But you’ll never find it if you don’t look.

CHICAGO, Sept. 3 /PRNewswire/ — the second phase of engineering to support the electrical systems for a 315,000 square-foot data center facility on Chicago’s near South Side has begun, developer JRM Technology LLC announced.

The design and construction team is now working with Commonwealth Edison to finalize engineering for the data center’s significant power needs, moving the project forward, said James R. McHugh, JRM Technology’s principal.

“Abundant, redundant power sourcing represents a key requirement for data centers, and we’re working closely with ComEd and our engineers to make sure we not only meet but exceed clients’ energy needs,” Mr. McHugh said.

The facility, to be located at 111 E. Cermak Road, will be the first structure in downtown Chicago designed and built specifically as a data center, Mr. McHugh said. to meet data storage energy demands, 111 E. Cermak will be powered by a potential of 40 megawatts of electricity, said Mr. McHugh, and two separate ComEd substations will service 111 E. Cermak.

James McHugh Construction Co. is the design-build contractor, with ESD inc., as lead architect/engineer, Archideas as the consulting architect and CS Associates inc. as structural engineer.

The building will be located at the southeast corner of Cermak Road and Indiana Avenue, two blocks from 350 East Cermak, the 1.1 million square foot data center site in the former RR Donnelly printing plant.  The new center’s location helps ensure a large amount of fiber providers with high-volume and low-latency fiber optic lines, Mr. McHugh said.

With 350 East Cermak around 95 percent leased, firms that need very fast fiber optic transmission speeds are seeking data center space close by.  JRM Technology is actively negotiating with tenants for the new site, Mr. McHugh added.

JRM Technology plans to seek Gold level LEED Certification. Sustainable features planned for the building include a green roof and fresh air cooling, with many other green aspects to be finalized during the design phase. Tenant-friendly features will include redundant power sourcing and stringent security.

The six-story building will include 140,000 square feet of raised floor area. Preliminary plans call for a reinforced concrete structure with 18-foot ceiling heights, heavy floor loading, space for full generator backups, and heavy-duty, high-efficiency cooling systems.

Junior linebacker Vinny Mazzurco said it was painful to watch UCF football games from the stands last season.

Mazzurco told the UCF coaching staff he planned to walk on to the football team after playing two seasons at Lambuth University in Tennessee, but a morning class required for his major prevented him from joining the Knights last fall.

He made the most of his opportunity when he finally joined the team in the spring.
